Nobody buys a rental house dreaming about water heaters. But ask anyone who owns one and they will tell you about the Saturday they lost to a leak, or the tenant who left the place a mess. There is a point where a landlord stops thinking about the income and starts thinking about getting out.
This play is built for that moment. It never says the rental was a mistake. It asks one honest question: are you managing an investment, or a second full-time job?
How the play runs
Four pieces over three weeks. The opener names the headache. A greeting card in an envelope follows, a personal note that says being a landlord is not for everyone and that is fine. Then the equity: what it could be doing if it were not tied up in a house they are tired of. The last piece is timed for the choice they are about to make anyway, which is whether to sign another year.
Where the list comes from
Bring your own list of for rent by owner properties. One thing to get right: mail the owner’s mailing address, not the rental. Your tenant does not need this postcard.
Make it yours
Your name, photo, logo, and number fill in on every piece. On Professional, the scan code on each card is tied to that owner, so a scan turns into an alert with a name on it.
