Prospecting play: neighborhood farming

The Local Authority

Pick one neighborhood and become the agent everybody there already knows. Four pieces in six weeks, built around the one thing every homeowner is curious about: what their place is worth.

For: Every homeowner in the neighborhood you want to own. Draw it on the map and buy the list for $0.10 a lead.

Most farming fails for one boring reason. The agent mails once, hears nothing, and quits. Meanwhile the homeowner needed to see that name five or six times before it meant anything.

This play fixes the quitting part. You pick the neighborhood, load the list, and four pieces go out over six weeks without you touching it again. It opens with local home prices, because that is the one piece of mail a homeowner actually reads. Then it proves you bring buyers to their street. Then a real greeting card shows up in an envelope, with no pitch in it at all. It closes with a simple offer: scan the code and find out what your home is worth.

Where the list comes from

Draw your farm on the map, by ZIP, by radius, or by a shape you trace with your mouse. You see the live count and the exact cost before you buy, at $0.10 a lead with a 50 lead minimum, and the list drops straight into your contacts. That list builder is on both packages.

Make it yours

Touch one is built around your market numbers, so put real ones in before it mails. Every piece pulls in your name, photo, logo, and phone number by itself.

On Professional, every scan code is unique to the home it was mailed to. When somebody scans the home value postcard, you get an alert with their name on it. That is your call list. On Basic the play still sends, you just won’t get the scan alerts.

When the six weeks are up

Run it again, or stack the next campaign behind it. A farm pays off for the agent who is still showing up in month nine, and this is how you get to be that agent without having to remember.
