Somebody who puts their own sign in the yard is not lazy and is not dumb. They are trying to save a commission, and they are willing to work for it. Most agents open by telling them they are making a mistake. That conversation ends fast.
This play opens the other way. The first postcard says you respect the hustle. It is the only piece of agent mail they will get that week that does not talk down to them.
How the play runs
Four pieces over three weeks. Respect first. Then a greeting card in an envelope, a real note from you. Then the two things that actually cost sellers money: the paperwork they have never seen before, and the buyers who only ever look at agent listed homes. By the fourth piece you are the agent who was straight with them from the start.
Where the list comes from
You already know where the yard signs are in your market. Bring those addresses, upload them, and enroll. When a new sign goes up, add the address and it starts at touch one.
Make it yours
Every piece carries your name, photo, logo, and number. On Professional, each scan code is tied to the home it was mailed to, so when a seller finally scans, you get an alert with their name and you know it is time to pick up the phone.
What lands in the mailbox
The actual pieces, shown before personalization. Your name, photo, logo, and return address fill in when you install the play.
