The biggest reason people stay in a house that stopped fitting them is not money. It is that moving sounds exhausting. The packing, the repairs, the guessing about timing. So they put it off another year.
This play does not try to talk anyone into listing. It offers to take the scary part off their plate. The last piece says it plainly: moving does not have to happen tomorrow. Let’s build the plan now so that when you are ready, it is easy.
How the play runs
Four pieces over six weeks, slower on purpose. A question about whether the house still fits. A greeting card in an envelope. A look at the equity they have built. Then the offer of a no-rush plan: which repairs are worth doing, which to skip, and how to time it.
Where the list comes from
Bring your own list of long-time owners in your farm. Your title rep or your tax records can give you years owned.
Build that list on the house, never on the people in it. Years owned and equity are fair game. Age, family, and anything else personal are not. That is the right way to treat people, and in housing it is also the law.
Make it yours
This one pays off slowly, and that is the point. The agent who helped them think it through a year early is the agent who gets the call. On Professional, a scan on any piece sends you an alert with the owner’s name, so you know when somebody has started thinking about it.
What lands in the mailbox
The actual pieces, shown before personalization. Your name, photo, logo, and return address fill in when you install the play.
